- Remove personal itemsClear out furniture and belongings unless you are renting furnished.

How long does it take to find a resident?
It depends on pricing, condition, location and season. Well-prepared, accurately priced homes typically lease fastest. We will give you a realistic expectation after seeing your property.
Who chooses the resident?
We apply the same written screening criteria to every applicant and recommend approval based on those criteria. Consistent, objective screening helps you comply with federal and Hawaii fair housing laws.
How much security deposit can I collect?
Under Hawaii law (HRS §521-44), a security deposit generally cannot exceed one month’s rent. An additional pet deposit is allowed for pets, but not for assistance animals.
Do you prepare the lease?
Yes. We prepare a lease written for Hawaii rentals, handle signing and complete a move-in condition inventory, which Hawaii law requires (HRS §521-42).
I live off-island. Is placement-only a good option?
Hawaii requires off-island owners to designate an on-island agent (HRS §521-43). If you do not have one, full-service management is usually the better fit.
Can I switch to full-service later?
Yes. Many owners start with placement and later move to full-service management. Just let us know.
