Your Pre-Move Checklist
A little planning before orders take effect goes a long way. Here is what we recommend:
Renting to service members?Under the federal Servicemembers Civil Relief Act (SCRA), military residents may terminate a lease early in certain situations, such as PCS or deployment orders. We plan for this in every lease.
- Contact us earlyReach out as soon as you know your timeline so we can plan marketing and showings.
- Review your mortgage & HOACheck any rental restrictions in your loan, HOA or AOAO rules.
- Update insuranceSwitch to a landlord or dwelling policy before the home is rented.
- Gather keys & codesCollect all keys, remotes, fobs and access codes for the property.
- Handle repairsComplete repairs and touch-ups while you are still on island.
- Set up a POA if neededA specific power of attorney can help if you will be hard to reach.

Can you manage my home after I have already moved?
Yes. We regularly work with owners who are off-island. We handle everything locally and keep you updated through email, phone and your online owner portal.
Do I need an on-island agent?
Hawaii law requires owners who live off-island to designate an agent on the island where the property is located (HRS §521-43). As your property manager, we can serve in that role.
How do you price homes near military bases?
We look at comparable rentals in the surrounding neighborhoods, the condition and features of your home and current demand, then recommend a competitive rent.
What if my resident receives PCS orders?
Military residents may have the right to end a lease early under the SCRA. We include the appropriate provisions in the lease and handle re-leasing if it happens.
Can I move back into my home later?
Yes. Let us know your plans and we will structure lease terms and renewals around your expected return date.
