Preparing your property

Switching Managers

Changing management is easier than most owners expect. With your approval, we coordinate with your current manager to transfer keys, leases, deposits and records, and introduce ourselves to your residents.

How to choose a manager

Off-Island Owner

Hawaii law (HRS §521-43) requires owners who live off-island to designate an agent on Oahu. As your local manager, we can serve in that role and be your eyes and ears on the property.

Full-service management

Multiple Units or Buildings

From a duplex to a small apartment building, we can build a plan around your portfolio, with consistent reporting across every unit.

More Owner FAQs
Is the consultation really free?

Yes. The consultation and rental analysis are free, and there is no obligation to sign up. We want you to have the information you need to make the right decision for your property.

What areas of Oahu do you serve?

We serve communities across Oahu, including Honolulu and East Oahu, Windward Oahu, Central Oahu, Leeward Oahu and the North Shore. If your property is somewhere else, choose Other in the form and we will let you know whether we can help.

Do I need to live on Oahu to work with you?

No. Many owners live on another island or on the mainland. Hawaii law (HRS 521-43) requires off-island owners to designate an agent on Oahu, and as your local property manager we can serve in that role.

Can you take over a property that already has a tenant?

Yes. We can take over management of an occupied home. We will review the existing lease, deposit records and move-in condition report, then introduce ourselves to your residents so the transition is smooth.

How do I switch from my current property manager?

Start by reviewing the notice terms in your current management agreement. Once you are ready, we coordinate with your current manager to transfer keys, leases, deposits and records, and keep you updated throughout.

What types of properties do you manage?

We manage single-family homes, condominiums, townhouses and small multi-family properties. Tell us about your property in the form and we will confirm whether it is a good fit.

What happens after I submit the form?

A member of our local team reviews your details and reaches out to schedule a conversation. From there we prepare a rental analysis and a clear proposal so you can decide with confidence.
