Questions

Multi-Family FAQ

Want to talk through your building? Schedule a consultation.

What size properties do you manage?

We work with small multi-family properties such as duplexes and fourplexes, as well as larger apartment buildings. Tell us about your property and we will put together a plan that fits.

How do you screen residents?

Every applicant goes through the same written screening process, which may include identity, income, rental history, credit and background checks, applied consistently and in line with fair housing laws.

How are maintenance requests handled?

Residents submit requests online. We triage each request, dispatch a qualified vendor and keep you informed. Larger or non-urgent repairs are reviewed with you before work begins.

How do you handle vacancies?

We review pricing against comparable rentals, prepare the unit, market it with quality photos and listings, and follow up with applicants quickly to minimize downtime.

What reports will I receive?

You receive monthly statements showing income and expenses by unit and for the property overall, plus year-end tax documents. Everything is available in your owner portal.

How do you handle lease violations or disputes?

We document issues, communicate with residents and serve proper notices under Hawaii law. When a situation escalates, we coordinate with you and, if needed, with legal counsel.

Can you take over a building that is already occupied?

Yes. We review existing leases, deposits and records, introduce ourselves to residents and set up online payments so the transition is as smooth as possible.
