Preparing Your Property for Rent

A practical, room-by-room checklist to get your Oahu home rent-ready, lease it faster and attract great residents.

Start With a Plan

Homes that are clean, safe and well-presented lease faster and attract residents who take better care of them. Before spending money, walk through the home as a renter would and make a list of what needs attention. Focus first on safety and function, then on cosmetic updates with the best return.

Exterior & Curb Appeal

  • Trim plants, mow, weed and refresh mulch or ground cover.
  • Clean the lanai, walkways and entry; consider a fresh doormat.
  • Clear gutters and drains before rainy season.
  • Check exterior lights, house numbers and mailbox.
  • Inspect screens, railings and fences for damage or rust from salt air.

Interior Room by Room

Kitchen

  • Make sure all appliances work and are clean inside and out.
  • Fix leaky faucets and check under the sink for moisture.
  • Replace worn cabinet hardware and caulk around the counters.

Bathrooms

  • Re-caulk tubs and showers and remove any mildew.
  • Fix running toilets and slow drains.
  • Make sure exhaust fans work to control humidity.

Living areas & bedrooms

  • Patch holes and apply fresh, neutral paint where needed.
  • Repair or replace damaged flooring and stained carpet.
  • Check that windows, blinds, doors and locks operate smoothly.

Systems & Safety

  • Service the A/C and replace filters.
  • Test smoke alarms and carbon monoxide alarms where applicable.
  • Check the water heater, including solar systems, and plumbing for leaks.
  • Confirm GFCI outlets work in kitchens, baths and outdoor areas.
  • Consider a termite inspection, an important step for many Hawaii homes.
  • Rekey the locks so you know exactly who has access.

Cleaning

A professional move-in clean, including windows, tracks, baseboards, appliances and carpets, sets the standard you expect at move-out. Your move-in condition report and photos document this baseline.

Paperwork & Hawaii Rules

  • Switch to a landlord or dwelling insurance policy.
  • Review HOA or AOAO rules on rentals, pets, parking and move-in procedures.
  • Check with your lender about any rental restrictions.
  • Talk with a tax professional about General Excise Tax (GET) on rental income.
  • If you live off-island, designate an on-island agent (HRS §521-43).
  • Plan to complete a signed move-in condition inventory with your resident (HRS §521-42).

Honolulu has strict rules on short-term rentals in most residential areas. If you plan to rent, a long-term lease is generally the safest path. Verify current rules with the City and County of Honolulu.

Photos & Pricing

Once the home is ready, quality photos taken in good natural light make a big difference online. Pair them with an accurate rent based on comparable Oahu rentals. Overpricing often leads to longer vacancy that costs more than a slightly lower rent.

Rent-Ready Checklist

  • Personal items and furniture removed (unless furnished)
  • Repairs complete and everything in working order
  • Fresh paint and clean flooring
  • A/C serviced and filters replaced
  • Smoke alarms tested; locks rekeyed
  • Yard, lanai and entry tidy
  • Professional cleaning complete
  • Insurance, HOA and tax items handled
