Income
Verifiable income sufficient to comfortably pay rent. Income from all lawful sources, including housing assistance, is considered.
Prospective Residents
Everything you need to know before you apply, from required documents and screening to pets and move-in. Our process is consistent, transparent and fair for every applicant.
Applications are reviewed in the order they are completed, so having your documents ready helps.
We strongly encourage viewing a home before applying so you know it fits your needs.
Every adult (18+) who will live in the home completes an application.
We verify identity, income and rental history and run consumer reports, using the same criteria for everyone.
Once approved, sign the lease and pay move-in funds by the stated deadline.
Each application is evaluated using the same written criteria, provided to every applicant. In general, we review:
Verifiable income sufficient to comfortably pay rent. Income from all lawful sources, including housing assistance, is considered.
Past rental references, payment history and prior evictions.
Credit history and outstanding debts owed to past landlords or utilities.
Valid identification for every adult applicant.
Background checks are considered in compliance with applicable laws.
Reasonable occupancy standards for the size of the home.
Pets & Animals
Many of our homes welcome pets, subject to owner approval, HOA or AOAO rules and our pet screening process. Each listing notes whether pets are allowed.
Hawaii law allows a pet deposit in addition to the security deposit for approved pets. Assistance animals are not pets: they are not subject to pet deposits, pet rent or breed restrictions, and requests are handled through our reasonable accommodation process.
